Presentation verses staging…

They say that television adds 10lbs to you. The truth is that once someone or something is in vogue, the increase of our focus on that person or thing causes us to notice every little imperfection. In the real estate business, we see well kept homes and poorly kept ones every day. The temptation is to thinking okay this poorly kept home “needs staging” and to think that the well kept one will “sell itself”. But nothing could be further from the truth. While a well kept home presents well for a dinner party, it is very rare to find a home that is ready to be shown without staging. The reason is simple. We live there!

Staging and staging…

In some cases, your agent will be able to take the things you have and help you stage your home in a way that will increase interest and cause a faster, and well-priced sale. In other situations, your agent might suggest that you bring in a professional staging company. Both can work. Generally, mid-range priced homes can be staged without professional stagers although there are several studies that indicate that professional staging can be of benefit at all price ranges. In the top end of the price range however, it is almost alway best to stage a property.

Take a tip from the pros…

Interestingly, few people see builders for what they really are, professional home sellers. In other words, where real estate agents and brokers professionally represent sellers, builders are sellers. Have you ever seen a model home that was being shown without staging? There is a reason that good builders stage every model home. They know that they have to create the right environment for someone else to see themselves “being happy” in the home. If you are selling, there is a reason. Perhaps the home is too small for your current needs, too far from work, or too big to take care. The point is that the home will reflect your reason for leaving, even if you don’ t notice it. Let you agent guide you as to if you need professional stagers or if you and your agent can stag the home directly. Don’t fight the person in your corner. You will likely have to put things in storage that you would rather keep close by, you may have to bring in newly rented or purchased furniture or decor that are not your taste, but stay focused on the goal of having someone else see themselves “being happy” in the property as their home. You will find that you have rapid success and will ultimately command a better price by doing so.
